This LA Times article is optimistic about 2012 investments in commercial real estate. But, as I walk in Westwood Village or along Solano Avenue 2 miles west of UC Berkeley, I see vacant retail store after vacant store. Has Amazon cleaned them out? Will each of these locations become a Starbucks? I have a great deal of respect for capitalism's adaptability but who will the free market allocate these two story buildings to? Should these buildings be knocked down and be replaced with a tall housing complex? Could the zoning be changed?
Some academic research has examined how the Internet affects commercial real estate but I think this topic merits more work. The challenge is that the researcher would have to rely on time series data because at a point in time all geographical areas face equal competition from Amazon and Ebay.
