Dinner for Eight with Paul Rutter

On the evening of Tuesday, November 29^th, Paul Rutter (UCLA ’75, UCLA Law ‘78) hosted an intimate, private dinner at Westside Tavern in West Los Angeles to the benefit of current UCLA Graduate Students. The eight lucky attendees included students from The Anderson School and UCLA School of Law with a future career plans in the real estate industry.

Mr. Rutter is the current C.O.O and General Counsel for Thomas Properties Group, a publically held, full service real estate company that owns, acquires, develops, and manages office, as well as mixed use and residential properties, on a nationwide basis. In addition, he is also a Sustaining Board Member of the UCLA Ziman Center for Real Estate.  Mr. Rutter began his career on the legal side of the real estate business, ultimately becoming Managing Shareholder of Gilchrist & Rutter. After providing legal guidance on some the city’s most high profile real estate projects, he transitioned to the investment side of the business first with Maguire Properties and then joined Thomas Properties in 2008.

The students came to dinner armed with a bevy of questions, and Mr. Rutter did a fantastic job of applying both his legal and business experiences to all of them.  To the law students, he stressed that young lawyers need to not only work tirelessly to represent the firm’s current clients well, but also to remember it is their job to bring new business to the firm. Addressing the business students, Mr. Rutter advised that they never let their legal counsel dominate the negotiation pace or style in a transaction. He said that while legal review is a valuable and necessary stage of the process, too often he has seen deals go in the wrong direction when the investor relinquishes full control to his or her attorney.

In addition to career advice, the current state of the market was an interesting topic of discussion. Mr. Rutter was understandably proud of a recent lease that international architecture firm Gensler had signed with Thomas Properties in a unique jewel box space at City National Plaza in Downtown Los Angeles. The deal included extensive TI build out complexities, but nonetheless Gensler made the full transition from Santa Monica in late 2011. In addition to securing a very well respected tenant into a long vacant space, Mr. Rutter was particularly excited since Gensler brings a sizeable workforce of young and creative professionals to the center point of the Downtown Los Angeles office market.
