This new UCLA research documents that smoking tenants lower the profits of owners of multi-family housing. Owners are responding by mandating that their building be a "non-smoking setting".
To quote this piece; "When apartment tenants light up a cigarette, it's not just their smoking-averse neighbors who suffer. Landlords are also sucking it up — in increased cleaning costs.
But by implementing complete smoke-free rules throughout their properties, owners of California multi-unit rental buildings could save up to $18 million a year statewide on the cost of cleaning apartments vacated by tenants who smoke, according to a new UCLA study. These policies can also protect their other tenants from the secondhand smoke that seeps between units.
The study was published online Aug. 18 in the American Journal of Public Health and will appear in the journal's October print issue."
I noticed this recently in China. The hotel room I stayed in clearly had had a smoker stay there and his smoking had stunk up the room with a lasting nasty scent. It would interest me if landlords ask smokers to post a larger deposit or whether this is not legal or perhaps the landlord has trouble observing this. Given that people live in close proximity in apartment buildings, it is important to think about how to set up rules to minimize nasty spillovers such that one tenants "lifestyle choices" impact nearby neighbors. Smoke and noise are late night parties are three obvious examples but there must be others.
There are two sides to all stories. telling someone that they cannot smoke in their own home is not something I am comfortable with. It is giving government to much control over private lives. It would be a better solution to build smoke free condos and not create an unnecessary problem.
