Visiting Ziman Scholar Finds Rent Increases Overblown

The May “UCLA Economic Letter: Real Estate and the Macroeconomy” newsletter, a UCLA Ziman Center for Real Estate and UCLA Anderson Forecast partnership, highlights the newest challenge for the economic recovery.

Adapted from the article, “Commercial Real Estate Rental Index: A Dynamic Panel Data Model Estimation” by Ziman Center visiting scholar Xudong An, the new study finds rental growth is slower and more volatile than widely perceived by industry experts. An was the lead researcher, with coauthors Yongheng Deng, National University of Singapore; Jeffrey D. Fisher, Indiana University–Kelley School of Business; and Maggie Rong Hu, University of New South Wales.

“The biggest surprise discovered by the current research is that the long-term average rental growth rate is significantly smaller than what is usually perceived. Our estimate shows that the nominal long-term average rental growth is slightly over one percent when all property types are combined,” the researchers wrote.

The researchers also concluded, “From the risk-return perspective, retail spaces are the worst performing as they demonstrate only moderate long-term average rental growth rates, while boasting the highest levels of growth rate uncertainty.” The top five metropolitan rental-growth statistical areas were Washington, D.C., Chicago, Atlanta, Dallas and Los Angeles, with D.C. showing significantly higher rental growth due to government leases in the office market, making it “fairly immune from recession.”

Roll and Hoban to Receive 2014 Ph.D.-Program Prizes

Paul Hoban (’14)

UCLA Anderson School of Management Dean Judy Olian and Faculty Chairman Randolph Bucklin will present two Ph.D.-program awards at the annual faculty awards ceremony this evening, which honors excellence in teaching, research, leadership and mentorship.

Paul Hoban (’14) will receive the Xavier Drèze Prize, established to honor a UCLA Anderson Ph.D. student for the most outstanding research paper. The award is given in memory of the late Professor Xavier Drèze. Paul’s paper, “Trading Reputation for Traffic:  An Examination of Restaurant Daily Deal Decisions,” was selected by the Drèze award committee comprised of Professors Marvin Lieberman and Francis Longstaff. Hoban will join the University of Wisconsin marketing department this fall.

Richard Roll

Professor Richard Roll will receive the 2014 Dean’s Prize for Outstanding Faculty Mentorship of Ph.D. Students. The Dean’s Prize committee, Professors Lieberman and Mark Grinblatt, selected Roll in recognition of his decades of mentorship, the excellent placement of his students and the Ph.D.-level courses he has taught.

Associate Professor Guillaume Roels Honored for his Research

The 2014 Eric and “E” Juline Faculty Excellence in Research Award, which honors outstanding research among assistant professors at UCLA Anderson, will be presented today to Guillaume Roels. Some of Roels’s research interests include supply-chain management and service-operations. For instance, his research has looked at the worst-case scenario performance of supply chains with limited demand information and uncoordinated decision-making. He has also studied ways to improve productivity in knowledge-based services, whether by designing incentive mechanisms or improving time management. Roels’s research, which has been published in various industry journals, has previously earned him several research awards.

Roels, who was recently promoted to associate professor with tenure, was selected as the recipient of the Juline Award by the Research Committee, comprised of UCLA Anderson faculty Steven Lippman, Francis Longstaff and Margaret Shih. Roels has also won five teaching awards while at UCLA Anderson.

Dean Judy Olian and Faculty Chairman Randolph Bucklin will present the award to Roels at an awards celebration today honoring multiple faculty members.

McCardle Receives 2014 La Force Award

UCLA Anderson Professor Kevin McCardle has been named the recipient of this year’s J. Clayburn La Force Faculty Leadership Award, which will be presented at an awards celebration tomorrow in the faculty lounge. The La Force Award honors outstanding service by faculty.

McCardle has served as senior associate dean for the MBA program (2007-2010) and chaired the Academic Senate Charges Committee (2011-2013). He currently serves on the Faculty Executive Committee, chairs the curriculum subcommittee and is deeply involved in serving the community as chair of the Board of the Saint Joseph Center.

The La Force Award Committee, UCLA Anderson faculty Charles Corbett, Carla Hayn and John Mamer, selected McCardle for the award.

Ozel, Goldstein, Hayn Receive 2014 Faculty Teaching Awards

Three UCLA Anderson faculty members have been named recipients of the annual faculty teaching awards, which will be presented at an awards celebration tomorrow in the faculty lounge.

N. Bugra Ozel

Assistant Professor N. Bugra Ozel will receive the Dean George W. Robbins Assistant Professor Teaching Award. Ozel currently teaches the FEMBA Financial Accounting core course, and has previously taught Empirical Financial Accounting in the Ph.D. program.

Noah Goldstein

Associate Professor Noah Goldstein is this year’s winner of the Citibank Teaching Award. Goldstein teaches courses across the MBA, FEMBA and GEMBA for the Americas programs, including the Leadership Foundations and Organizational Behavior core and a special class on Persuasion and Influence.

 

Carla Hayn

Carla Hayn, accounting professor and senior associate dean for the FEMBA and EMBA programs, will be honored with the Neidorf “Decade” Teaching Award. Hayn teaches Financial Accounting, Managerial Accounting and Corporate Finance and Accounting.
